An infill property closer to an established community may instead derive much of its value from existing infrastructure, surrounding development and residential demand.
Land Legends has also evaluated properties where physical characteristics can significantly influence development potential. Streams, wetlands, irregular parcel configurations, limited road frontage and the location of existing access points can all affect how a property might ultimately be used. In those situations, surveying, soil evaluation, engineering or discussions with local planning and zoning authorities can become an important part of the due diligence process.
For Puebla, the broader strategy represents a natural evolution of the company's experience acquiring vacant property across multiple U.S. markets.
"Buying the land is only one part of the process," Puebla said. "The more interesting question is often what can happen with that property afterward. Sometimes the right answer is simply to keep the parcel intact and resell it. Other times there may be an opportunity to create smaller lots, improve access or complete additional work that makes the property more usable for the next owner."
Subdivision has become a particular area of interest because larger acreage and smaller residential parcels can serve very different groups of buyers. However, Land Legends evaluates those opportunities individually, recognizing that subdivision feasibility depends on local regulations, infrastructure, physical site conditions and market demand.
The company is also exploring opportunities involving entitlement and residential development where appropriate, including properties that may ultimately support traditional homes, manufactured housing or other residential uses permitted under local regulations. Those possibilities are evaluated on a project-by-project basis rather than as a predetermined use for acquired land.
